1. Agreement Overview

These Terms of Service govern the property inspection services provided by Just In Time Inspections, LLC ("JIT Inspections," "we," "us," or "our"), operated by Washington State Licensed Home Inspector Zachary Bradley (License #26014533). By scheduling or paying for an inspection, you agree to these terms alongside the written pre-inspection agreement signed prior to report delivery.

2. Scope of Home Inspection (WAC 308-408C)

All residential inspections are performed strictly in compliance with the Washington State Standards of Practice (WAC 308-408C).

• Visual, Non-Invasive Examination: An inspection is an objective, non-invasive visual examination of the readily accessible installed systems and components of a home at the exact time and date of the walkthrough.
• What Is Evaluated: Readily accessible roof coverings, flashing, drainage, exterior siding, doors, windows, attached decks, structural framing, foundations, crawlspaces, attics, insulation, ventilation, plumbing supply and drains, water heating equipment, electrical service panels and distribution wiring, and installed heating and cooling systems.
• Not a Warranty or Insurance Policy: An inspection is not an appraisal, building code compliance audit, architectural engineering analysis, or an insurance policy guaranteeing against future system failures, concealed latent defects, or undisclosed conditions.

3. Specialized Diagnostic Add-Ons

Specialized ancillary services are subject to specific technical limitations:

• Sewer Scope Video Inspections: Evaluates underground lateral waste lines through accessible exterior cleanouts or roof vents up to the municipal connection or septic tank. Blockages, collapsed pipes, or unaccessible cleanouts may limit camera travel distance.
• Continuous Radon Testing: Requires closed-building conditions (doors and windows closed except for normal entry/exit) maintained for 48 hours prior to and during the testing window per EPA protocols.
• Infrared Thermal Imaging: Diagnostic tool used to identify anomalous thermal patterns indicating potential moisture infiltration or missing insulation; thermal scans do not see through solid objects or replace destructive testing.

4. Report Delivery & Turnaround

Digital inspection reports with annotated high-definition photographs and video clips are delivered electronically within 24 to 48 hours of completing the on-site inspection. When transaction deadlines require expedited delivery, same-day rush turnaround is available (+$60) upon advance arrangement.

5. Pre-Inspection Agreement & Payment

Under Washington State law, a formal written Pre-Inspection Agreement must be reviewed and executed before or at the time of the inspection walkthrough. Payment is due prior to the release and delivery of the final written digital inspection report, unless escrow billing is coordinated and approved in writing in advance.

6. Cancellations & Rescheduling

We understand that real estate transactions move quickly. Please notify us at least 24 hours in advance if an appointment must be cancelled or rescheduled. Short-notice same-day cancellations may be subject to a scheduling service fee.

7. Intellectual Property & Media Rights

The written inspection report, photographs, and video recordings produced during the inspection are proprietary work product of Just In Time Inspections, LLC. The paying client is granted a non-exclusive license to use the report and photographs for evaluation, repair negotiation (e.g., NWMLS Form 35R), and personal records.

8. Governing Law & Dispute Resolution

These terms and all inspection agreements shall be governed by and construed in accordance with the laws of the State of Washington, with exclusive jurisdiction in the courts of Lewis County, Washington.
