What we inspect

Every inspection follows strict Washington State Standards of Practice (WAC 308-408C). Our visual evaluation covers all readily accessible elements:

  • Roof structure, coverings, flashing, valleys, chimneys, skylights, gutters, and downspouts
  • Foundation walls, crawlspace framing, piers, posts, vapor barriers, and ventilation
  • Exterior siding, wall claddings, trims, eaves, grading, drainage slopes, and decks/porches
  • Electrical service panels, circuit breakers, grounding, branch wiring, and GFCI/AFCI circuits
  • Plumbing supply lines, drain/waste/vent pipes, water heaters, and functional flow/drainage
  • Heating & cooling equipment (furnaces, heat pumps, mini-splits, AC), ducts, and controls
  • Attic framing, insulation depth, roof decking, and passive/active ventilation
  • Interior walls, ceilings, floors, windows, doors, stairs, and installed appliances
Scope Boundaries

What requires a specialist

To provide honest, professional clarity, we clearly delineate where a home inspection ends and where dedicated trade contractors or municipal utilities are required:

  • Underground sewer lines beyond building foundation (available as a $230 add-on sewer scope)
  • Septic tanks, pumps, and drain fields (requires a licensed septic pumping specialist)
  • Concealed in-wall wiring, hidden internal pipe defects, or buried oil/fuel storage tanks
  • Environmental abatement testing (asbestos, lead paint, mold air clearance)
  • Swimming pools, hot tubs, and landscape irrigation systems

Why Western Washington Homes Need Specialized Attention

Southwest Washington’s maritime climate brings heavy annual rainfall, persistent dampness, and unique soil challenges. From chronic crawlspace humidity and wood-destroying organism risks to moss degradation on composite roofs and settling in river-valley soils, JIT focuses on the Pacific Northwest moisture and structural vulnerabilities most likely to impact your budget and safety.

"Zach, owner of Just In Time Inspections, provided excellent, quick and accurate inspection of my home. I thought I might have a water leak. He used his high tech equipment to assess the area and provided both great verbal discussion during the inspection and a written report soon afterwards. Highly recommended!"

Answers to Common Inquiries

Frequently asked questions about Full Home Inspection

Direct, transparent answers to help you make informed decisions before scheduling.

How long does a full home inspection take on-site?

Most single-family homes between 1,800 and 2,500 sq. ft. take approximately 2.5 to 3.5 hours on-site. Older historic homes (pre-1950) or properties with extensive crawlspaces, outbuildings, or complex heating systems may take longer to examine thoroughly.

When will I receive my completed inspection report?

Your comprehensive digital report is delivered via email within 48 hours of completing the on-site inspection. It includes high-resolution photos, clear explanations in plain English, and categorized findings (Safety Hazards, Repair Urgency, Maintenance). A same-day rush delivery option is available for an additional $60 when transaction deadlines are tight.

Should I be present during the home inspection?

You are strongly encouraged to attend, especially during the final 30 to 45 minutes of the inspection. Zach will walk you through the property, show you major system shutoffs, point out significant findings directly, and answer all your questions face-to-face.

What standards of practice govern the inspection?

All inspections strictly follow the Washington State Standards of Practice (WAC 308-408C). These comprehensive statutory guidelines dictate the minimum required inspection scope across all major home systems.

Can you handle short-notice, next-day, or weekend inspections?

Yes. JIT Inspections operates seven days a week, Monday through Sunday. When contingency windows are short, we routinely accommodate last-minute, next-day, and weekend booking requests. Call or text (360) 767-2211 for current same-day or next-day availability.

What is excluded from a standard home inspection?

A standard home inspection is non-destructive and visual. It does not cover underground lateral sewer lines (available as a camera add-on), septic systems, private well water testing, concealed in-wall components, or environmental air testing like radon (available as an add-on).

Do you inspect older and historic homes in Southwest Washington?

Yes. Older homes are very common in Chehalis, Centralia, Olympia, and Tacoma. We carefully inspect aging galvanized plumbing, ungrounded or knob-and-tube wiring, foundation settlement, outdated electrical fuse or split-bus panels, and historical ventilation issues.

Can I call with questions after reading the inspection report?

Absolutely. Support does not end at the driveway. Clients and real estate agents can call or text Zach directly with any follow-up questions to clarify repair items, negotiate credits, or prioritize repair estimates.
