What we inspect
Every inspection follows strict Washington State Standards of Practice (WAC 308-408C). Our visual evaluation covers all readily accessible elements:
- Roof structure, coverings, flashing, valleys, chimneys, skylights, gutters, and downspouts
- Foundation walls, crawlspace framing, piers, posts, vapor barriers, and ventilation
- Exterior siding, wall claddings, trims, eaves, grading, drainage slopes, and decks/porches
- Electrical service panels, circuit breakers, grounding, branch wiring, and GFCI/AFCI circuits
- Plumbing supply lines, drain/waste/vent pipes, water heaters, and functional flow/drainage
- Heating & cooling equipment (furnaces, heat pumps, mini-splits, AC), ducts, and controls
- Attic framing, insulation depth, roof decking, and passive/active ventilation
- Interior walls, ceilings, floors, windows, doors, stairs, and installed appliances
